Watch Out for Risks at Lane Field

Developers are seeking financing and final approvals for a 500-550 room InterContinental Hotel and a 250-300 room “Vivara” or “Aviana” all-suite hotel at San Diego Bay’s Lane Field, a Port District of San Diego leasehold.  The development team selected by the Port for the project includes Samuel Hardage’s Hardage Suite Hotels, C.W. Clark, and Lankford & Associates.

San Diego residents and decisionmakers, as well as potential investors and lenders for these two hotels should be aware of several risk factors related to the Lane Field project:
  • Mr. Hardage has a history of suing lenders, a partner and a City.  A Nomura Asset Capital Corporation subsidiary, the mortgage special servicer CRIIMI MAE, and the City of Emeryville all have found themselves defendants against suits filed by Hardage.  Read more.
  • The InterContinental and the suites hotel could open with a labor dispute.  Unlike certain other new hotel projects in San Diego, the players at Lane Field have not yet signed a labor peace agreement, thereby provoking a labor dispute. Labor strife can interrupt normal business operations and heighten risk to revenues at a new hotel.  Read more.
  • There are environmental risks tied to the Lane Field project.   Lane Field will impact workers’ health and safety, coastal resources, air quality, water supply, fire and police services, and traffic nearby. But those impacts have not been adequately studied or mitigated. Instead of performing a current, project-specific Supplemental Environmental Impact Report (EIR) to thoroughly address these issues, the Port of San Diego is relying on an old Master EIR, initially certified in 2000, plus inadequate additional study.  Read more.
